    Compliance

    Workers Stay is operated by Real Estate Ollopa11 Ltd, a UK limited company providing corporate housing across Europe. We run a compliance programme intended to meet the expectations of listed companies and multinational clients. This page summarises the regulatory frameworks we are subject to, how we comply with them, and where to reach us with questions.

    Corporate structure and supervision

    Real Estate Ollopa11 Ltd is registered with Companies House in the United Kingdom (No. 13697786, incorporated 22 October 2021), registered office 128 City Road, London EC1V 2NX. The company is supervised by HMRC, the Information Commissioner's Office (ICO) and, for EEA activities, the relevant national consumer protection and data protection authorities.

    Data protection (GDPR / UK GDPR)

    We comply with the EU General Data Protection Regulation, UK GDPR and the Data Protection Act 2018. Our full policy is available at /privacy and addresses legal bases, retention, international transfers (Standard Contractual Clauses), data subject rights and 72-hour breach notification.

    Workers Stay performs Data Protection Impact Assessments for new features that involve profiling, automated decisions or special categories of data.

    Anti-money laundering and customer due diligence (AML / KYC)

    We comply with the UK Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 and the EU 5th Anti-Money Laundering Directive where relevant for our owner and corporate clients. For bookings and payouts we apply:

    • Verification of corporate clients against official registries (Companies House and equivalent national company registries within the EEA).
    • Sanctions screening (EU, OFAC, UK HMT, UN).
    • PEP screening for politically exposed persons.
    • Retention of KYC documentation for 5 years after the end of the business relationship.

    Suspicious activity is reported to competent authorities via Suspicious Activity Reports.

    Accounting and audit

    We apply IFRS for SMEs in the consolidated accounts and UK FRS 102 at the parent entity. Financial year: 1 January – 31 December. External audit is performed by a qualified auditor once statutory thresholds under the UK Companies Act 2006 are exceeded.

    Competition, marketing and consumer law

    We market exclusively to businesses (B2B) and comply with the UK CAP Code and the EU Unfair Commercial Practices Directive. All reviews shown are independently verified (Trustindex).

    Industry-specific compliance

    For each property we ensure the owner has the right to sub-let, that local fire safety rules are met, and that liability insurance is in place. Where required, the unit is registered for short-stay rental with the competent local authority.

    Whistleblowing

    We comply with the EU Whistleblower Directive (2019/1937) and operate an internal channel: whistleblowing@workersstay.com, handled by an independent party. Reports may be submitted anonymously and retaliation is prohibited.

    Sustainability and ESG

    We report basic sustainability data (Scope 1–2 plus selected Scope 3) annually and aim for all units to have energy rating C or better. We follow CSRD developments and plan for full reporting once the size of the company falls within scope.

    Insurance

    Workers Stay maintains group-wide Public & Professional Indemnity insurance covering operations in all the markets we serve, plus a separate cyber insurance covering data security incidents, intrusions and third-party liability. Certificates of insurance are provided to procurement and bank compliance teams on request to compliance@workersstay.com.

    Sanctions and export control

    Workers Stay screens all corporate clients and property owners against international sanctions lists (EU Consolidated List, UK HM Treasury OFSI, US OFAC SDN, UN). We do not accept bookings or payouts from or to listed individuals or entities, or from jurisdictions subject to FATF increased monitoring. Screening is performed both at onboarding and on an ongoing basis.

    Documents available on request

    For verified counterparties, banks and enterprise procurement teams we can, subject to a signed NDA, provide:

    • Certificate of Incorporation and the latest Confirmation Statement from Companies House.
    • UBO declaration under the UK Persons of Significant Control register.
    • Bank Confirmation Letter from our principal bank.
    • Certificates of insurance (Public & Professional Indemnity, Cyber).
    • Latest audited annual accounts where applicable.
    • Template DPA per article 28 GDPR with EU SCCs.
    • W-8BEN-E for US counterparties.
